What is a short sale?

A "short sale" in real estate is when a property owner wants to sell their house but the proceeds from selling their house falls short of the balance of debts secured by liens against the property and the property owner cannot afford to repay the liens' full amounts. This is where our "short sale specialist" can help you.

A short-sale is often used as an alternative to foreclosure because it mitigates additional fees and costs to both the creditor and borrower and often upon completion of a short sale, your credit score and ability to purchase another home in the future is far better than if it was a foreclosure or if someone claimed bankruptcy.

Denise Lane is our "short sale specialist" and in situations like described above will help facilitate on your behalf with the lien holders to try to get the lien holders to release their lien on your home and accept less than the amount you owe on the debt. There are situations whereby Denise is able to have an entire lien forgiven, there are times where most of the lien is forgiven and a Denise will attempt to facilitate a payment plan to payback the lien holder the amount they agree to accept.
